Terms & Conditions

These Booking Terms and Conditions form the basis of your Agreement. You are deemed to have read, understood and agreed these Terms and Conditions at the time you make a Booking Request with us. On receipt of a booking confirmation receipt, you enter into a binding contract with the owner of the holiday property. Your Statutory Rights are not however affected.

 

  • We ask that the named person booking the cottage be 25 years of age or older. 

  • Strictly pet & smoke free. 

  • No parties or events 

  • Only those named on the booking form may stay at the property & make a booking

  • No third-party bookings.

  • Maximum of four adults (six guests total). We recommended maximum of 4 adults due to the bedroom configuration.

  • The cottage may not be suitable for older guests or those with mobility issues, due to the steep, narrow kite-winder staircase and varying levels throughout the property.

 

Bookings 

Generally, from Friday to Friday. Arrival after 2pm. Departure before 10am. 

Bookings dates will be held for 72hrs and written confirmation will be provided on receipt of a fully completed Enquiry Form, together with a deposit of 33% of the rental fee.

This amount should be sent to us within 3 days of receipt of your invoice or the dates will be automatically released.

The person who submits the initial enquiry shall be liable for that booking and full payment for all guests named on the booking.

Chapel Cottage may not be occupied by persons other than those specified at the time of booking or with prior consent of the owner. 

 

Payment 

33% deposit per week due on booking. Balance payable 8 weeks before commencement of your stay.
Payment will be requested via email with an electronic link to pay via Stripe. Should you prefer, electronic payments can be made to Account name IR & HL Gray. Sort code: 20-74-05 Account number: 83508269, quoting your name & arrival date as a reference or via PayPal for website bookings. Please wait for the provisional booking email & payment link before processing your payment.

Please note that overdue balance payments may result in cancellation of your booking with no obligation to refund.
Guests will be liable for any costs resulting from damage, extra cleaning or disregard of the booking conditions - guests will be billed if the costs exceed the value of the Good Housekeeping Deposit. 

 

Cancellation 

Any cancellations shall be in writing and addressed to the Owners. 

Should you cancel your booking 60 days before arrival, we will issue a full refund. 

If you cancel your booking later than 60 days we will endeavour to re-let the cottage, and if successful, a refund will be made after deducting a handling charge of £100 per week. If we are unable to re-let the cottage then 50% of the booking fee will be forfeited rising to 100% is the cancellation is made with less than two weeks’ notice. 

We do not cover cancellation for illness before or during your holiday, multiple households or self-isolation - Our booking terms and conditions will apply in the event a cancellation is required.

Cancellation or amendment of booking by us

We reserve the right to refuse to accept bookings at our discretion where we believe that the property will not be suitable for your party or where we have reasonable grounds to believe that accepting your booking be likely to risk the goodwill of the owner or neighbours of the property. In these circumstances payment will be returned to you within 7 working days.

We reserve the right to cancel the booking if any money you are contractually liable to pay, is not paid on the date such payment falls due under your personal responsibilities. In these circumstances, we will serve Notice of Cancellation.

Whilst we would not otherwise expect to have to make any changes to your booking, or cancel your booking, we reserve the right to do so (such as fire, flooding or sale). In the event of cancellation of your booking or amendment, we will endeavour to offer you alternative dates but if that is not possible, we will refund any monies paid to you within 7 working days. We cannot, however pay any compensation or expense as a consequence of such an unexpected event.

Force Majeure - The Owners accept no liability for any accident, damage, disappointment, loss, injury, expense or inconvenience whether to the person or property. In addition to events which could not have been reasonably foreseen or avoided, including war and threat of, riot, industrial action, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions, closure of borders, Covid19, pandemic, epidemic, disease, non-availability of transport services, interruption to services / removal of services by changes to legislation / utilities and all similar events outside our control or that of the Owners .

 

Insurance

It is strongly advised to arrange a Travel Insurance/Holiday Insurance and/or cancellation protection in order that all persons are covered under a policy in respect of death of a party member listed in the booking, accidental damage, serious illness or accident and summons for jury duty. (We do not cover cancellation for illness before or during your holiday).

In the unlikely event that we have to cancel your booking, you will be offered an alternative week or weeks of an equivalent value or a full refund. We do not offer compensation payments and bookings are made at your own risk. 

 

Use of Property/Number of Guests 

Chapel Cottage may not be occupied by persons other than those specified at the time of booking. 

The number of persons occupying the cottage must not exceed six guests. 

We recommend a maximum of 4 adults due to the bedroom configuration. The property may be used for personal & domestic purposes only. We reserve the right to refuse entry to the entire party if these conditions are not observed. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub-letting or assignation of the let is prohibited.

 

Pets

We do not accept pets. No pets are allowed inside the cottage nor in the garden. If guests arrive with a pet, they will be asked to leave immediately and be liable for the full cost of their stay. An additional cleaning cost may also be passed onto guests. Should there be a need for a deep clean after guests have departed, due to an unauthorised pet, an additional cleaning fee will be charged as well as any loss of earnings due to delays in turn-around. Minimum charge of £200 (Good Housekeeping Deposit).

Access & mobility

We welcome all to our cottage, but the building and facilities will not be suitable for everyone. If there is doubt, please contact us for advice before making your booking. Please visit our website for more information. 

As with older cottages, Chapel Cottage which dates back to the 18th century, has Kite-Winder stairs which are enclosed, steep, curved & narrow. There are many changes in floor level between the rooms and out into the garden and the doorway heights vary, reflecting the age of the cottage. The stairs leading from the dining room to the master bedroom maybe not be suitable for older guests, younger children, or those with limited mobility. Check in and check out times

We will send you details of how to access Chapel Cottage approximately one week before your arrival, once we have received your final payment.

Our check in time is 2pm. We are unable to welcome you before the stated time on your day of arrival as we must ensure that the cottages have been cleaned thoroughly after the previous guests.

We do ask you to be aware that the departure time is before 10am. Our cleaning team has a routine they must adhere to.

TIP In the event that you need an earlier arrival time please ask us. It isn’t always possible, but we can sometimes arrange this. If you are coming directly to us via a long-haul international flight, please provide your travel details. If you plan to arrive or depart on a day other than your scheduled arrival /departure day, please let us know.

 

Right of entry

Chapel Cottage (its Owners & agents) shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

 

Maintenance

In no circumstances can compensation of any nature be made for any complaint after the hire period has ended, whereby the Owners or their agents were not notified or where guests denied the Owners, Engineers or Property Managers the opportunity or access the property to try to put matters right during the guests stay.

Older and Coastal Properties - If you choose to holiday in an older or character property, please remember that much of the property’s charm is due to its age. Chapel Cottage was built long before damp proof courses and cavity walls and may show signs of damp, particularly in long spells of wet weather or due to its proximity to the coast. The Owners do their best to maintain the property and ensure that the background heating is kept on sufficiently to compensate, even when the property is empty. Condensation can be alleviated by opening windows and allowing the air to circulate. Traditional property features (ie: steep stairs or low beams) may be a problem for any member of your party, you must consider this prior to booking.

 

Location

Chapel Cottage is in a rural location. There may be some animal noise (cows, horses, foxes etc), nocturnal visitors (foxes, hedgehogs, bats etc) and occasional noise from passing farm machinery. In rural areas, flora & fauna, insects and other pests are fairly common and not necessarily an indication of poor housekeeping standards. Whilst preventative action is taken where necessary, these pests can never be eradicated completely.

WiFi & Internet

Chapel Cottage has a password protected wireless internet connection that is available throughout the property. 

Please check that you have signed out of any online accounts you have used during your stay such as Prime, Netflix etc. Failure to do this could expose your account to misuse by future guests! It is your responsibility to do it.

 

Website & property description

We check the property throughout the year, to ensure that the property is in order, as per the descriptions and the photographs on our website and third-party booking channels. Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made, and some things do change. Guests accept that no refunds are available for such discrepancies.

The terms and conditions contained on our website www.chapelcottagenorfolk.co.uk also form part of these terms and conditions, which govern the agreement between you and the Owners.

 

Electric vehicle charging

For this purpose, an EV is any vehicle that uses electric motors, either fully or partially, to drive its wheels. It will derive some or all its power from rechargeable batteries which requires connection to the electricity grid (plug-in). This includes fully chargeable and plug-in hybrid cars, motorbikes, buggies, scooters, mopeds, bicycles, utility vehicles and tracked vehicles.

Most EVs are supplied with a domestic charger, commonly known as a ‘granny charger’ or a ‘trickle charger’. These cables recharge the EV using a domestic power source via a 3-pin wall socket. 

Domestic chargers are not suitable for use in Chapel Cottage and will create a fire hazard. The use of domestic chargers is strictly forbidden. 

We retain the right to carry out reasonable inspection without notice, to ensure that granny chargers are not in use at Chapel Cottage.

We ask you to please NOT charge your car with an extension lead from the cottage. This is a dangerous procedure and can lead to overloading the cottage supply. This procedure also invalidates our insurance. You are solely liable for any damage or loss suffered by us as a result of your unauthorised use of domestic chargers.

Please note on the booking form if you require to use the charging point. The EVCP will be deactivated unless requested on the booking form.

Chapel Cottage has one dedicated EV charge Point (EVCP) located in the driveway. The EVCP is for the exclusive use of the Booking Party.

Visitors to Chapel Cottage who are not named in the Booking Party are not permitted to use the facilities without the Owners express permission. Use of the EVCP is at the guests own risk and we do not accept any liability for loss or damage sustained by you or your EV as a result of using the EVCP, unless the damage was caused directly by our negligence. 

You shall be responsible to us for any damage to the EVCP or loss suffered by us, caused by your use of the EVCP.

 

Complaints

Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from time-to-time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the Owners (or their representative) immediately it becomes apparent, thereby giving the Owners the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The Owners will make every endeavour to rectify any identified problems as soon as is reasonably possible. (a) It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified.

Complaints of a transient nature (for example, preparation or heating of the Property) cannot be compensated.

Although the property has everything you should need (oil, electric, water, TV) and free WIFI, the Owners have no control over whether these are available due to these services being provided by a third party. If guests do find a problem with any of the utilities/services, then please report it to the Owners (or their representative) immediately and if things can be fixed, the Owners will do so. No compensation will be paid if these are not available during your stay.

Breakdown/failure of large electrical appliances do unfortunately occasionally happen without warning and can take up to a week to be repaired or replaced. These include Boilers, Fridges, Freezers, Ovens, Dishwashers, Washing machines etc. If guests do find a problem with any of appliances, then please report it to the Owners (or their representative) immediately and if things can be fixed, the Owners will do so. No compensation will be paid if these are not available during your stay.

 

Cleaning

Cleaning complaints must be raised within 24 hours of arrival to allow time to effectively address and investigate.

 

Liability

Chapel Cottage (its Owners, its employees and agents) shall not be liable to guests or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the Contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract. The Owners takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Your vehicles, their accessories and contents are left entirely at your risk. Children must be supervised at all times.

 

Warranties

Chapel Cottage does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its employees or agents.

 

Lost keys

Lost keys will incur a replacement charge. This is to cover replacement and inconvenience caused to future guests should a delay to their holiday be caused We recommend that keys are kept in the key safe provided when leaving the property during your stay. 

 

Noise

Chapel Cottage is situated in a residential area. We therefore have a policy on late-night noise, with quiet hours between 11pm and 9am. Please be considerate. Guests should not cause nuisance or annoyance to occupants of nearby properties. All outside music is prohibited in consideration of nearby properties. If, in the opinion of the agent/owner, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the agent/owner as discharged and the agent/owner may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.

Care of the property and maintenance by guests

Guests shall maintain the accommodation, fixtures and effects in the same state of repair and condition as at the commencement of the holiday and shall leave the cottage in the same state of cleanliness and general order as it was found.

 

Breakages

Guests are asked to keep and leave Chapel Cottage and the furnishings, kitchen equipment, crockery, glasses, bedding clean and in good condition. Any damage or breakages must be reported to the Owners or their agent at the time of the incident.

 

Moving of furniture 

We ask that you do not move furniture from one room to another, from one floor to another, nor for it to be taken into the garden. Moving furniture causes problems for the housekeeping staff, invariable causes damage to walls, floors & the furniture itself and potential delays for entry of our next guests. 

 

Naked flames

The Lead Person agrees to ensure candles/oil or gas lamps/fireworks are not used at the cottage nor in its grounds. They are not permitted in the property for reasons of insurance. 

 

Smoking & Vaping

Smoking and/or vaping is strictly prohibited within the property or garden. Whilst routine final cleaning and laundry is included for the specified guests, the Owners shall be entitled to recover the cost (estimated if not precisely known) of any additional cleaning, laundry, or damage caused by guests including the value of any consequential losses.

 

Third party service

A third party should not be engaged to provide any service at the property without the prior consent of the Owner. The Owner will not accept liability for the activities of third-party suppliers. Any suggestion or recommendation made by the Owner/feedback received by the Owner from other guests, is based on a genuine belief and/or experience. The Owner shall not be liable for the failure of a particular service provider to properly perform the relevant services, this being a matter between the guest and the relevant third-party service provider.

 

Lost property/left belonging

Please make sure that you check the property thoroughly for your belongings before you leave as return of any items left behind will incur a minimum charge of £20.00. This will be deducted from your refundable damage deposit.

 

Use of garden

Guests will not erect tents, marquees, bouncy castles, paddling pools, jacuzzi lazy spas etc. Fireworks must not be used in the cottage or its grounds.

 

Good Housekeeping deposit 

A Good Housekeeping deposit of £200 will be refunded in full within one week of departure providing the cottage, its grounds and its contents, are left in the same state as they were found.

Traditional Norfolk Coast Holiday Cottage

"Chapel Cottage was our base for our recent holiday in North Norfolk. It is in the little village of Warham and just a few minutes drive from the town of Wells-Next-to-the-Sea. This delightful cottage had everything we could want (I had to drag my son away from the toys provided), my husband was kept happy as he had wifi and my mum had more than enough books to read. The beds were extremely comfy, and the kitchen was very well equipped. However there is a pub just across the road should you wish not to cook. From the cottage it was easy to reach Morston Quay to watch the Seals, Sherringham park for the easter hunt and wells to enjoy a lovely walk to Holkham beach where we were lucky enough to see the seals from the beach.
