We ask that the named person booking the cottage be 25 years of age or older.
Chapel Cottage is pet & smoke free.
Sorry, but we allow no parties or events
Only those named on the booking form may stay at the property.
Covid-19 update to our T&Cs
Generally, from Friday to Friday. Arrival after 4pm. Departure before 10am. Short break arrivals from 4pm. Departure before 10am.
Bookings dates will be held for 48hrs and written confirmation will be provided on receipt of a fully completed Enquiry Form, together with a deposit of 50% of the rental fee.
This amount should be sent to us within 2 days of receipt of your invoice or the dates will be automatically released.
The person who submits the Enquiry Form shall be liable for that booking and full payment for all guests named on the form.
Chapel Cottage may not be occupied by persons other than those specified on the Enquiry Form.
50% deposit per week due on booking. Balance payable 60 days before commencement of your stay.
Electronic payments can be made to Account name IR & HL Gray. Sort code: 20-74-05 Account number: 83508269, quoting your name & arrival date as a reference or via PayPal for website bookings.
Please note that overdue balance payments may result in cancellation of your booking with no obligation to refund.
Guests will be liable for any costs resulting from damage, extra cleaning or disregard of the booking conditions - guests will be billed if the costs exceed the value of the Good Housekeeping Deposit.
Any cancellations shall be in writing and addressed to the owners.
Should you cancel your booking 60 days before arrival, we will issue a full refund. If you cancel your booking later than 60 days we will endeavour to re-let the cottage, and if successful, a refund will be made after deducting a handling charge of £100 per week. If we are unable to re-let the cottage then 50% of the booking fee will be forfeited rising to 100% is the cancellation is made with less than two weeks’ notice. We would therefore recommend that you arrange your own insurance cover. In the unlikely event that we have to cancel your booking, you will be offered an alternative week or weeks of an equivalent value or a full refund. We do not offer compensation payments and bookings are made at your own risk.
We have undertaken a Covid-19 risk assessment and introduced an enhanced two stage cleaning regime focused around reducing the risk of the virus.
Guests will be required to confirm prior to their arrival they do not display any symptoms by completing a health questionnaire. Should guests display any symptoms during their stay they must contact us and make arrangements to return home immediately.
Full information will be available at the cottage in relation to preventing the spread of Covid-19
Should you be unable to travel due to UK government-imposed travel restrictions, we will transfer your booking to a future date or issue a full refund.
Number of Guests
No more than 6 guests shall be resident at any time. We recommend a maximum of 4 adults due to the bedroom configuration.
The owner or their agents shall be allowed access at any time.
Care and Maintenance
Guests shall maintain the accommodation, fixtures and effects in the same state of repair and condition as at the commencement of the holiday and shall leave the cottage in the same state of cleanliness and general order as it was found.
Smoking is strictly prohibited and whilst routine final cleaning and laundry is included for the specified guests, the owners shall be entitled to recover the cost (estimated if not precisely known) of any additional cleaning, laundry, or damage caused by guests including the value of any consequential losses.
Any damage or breakages must be reported to the owners or their agent at the time of the incident.
Chapel Cottage has a password protected wireless Internet connection that is available throughout the property. As this is rural Norfolk, at present the bandwidth it not sufficient for streaming or downloading.
Good Housekeeping deposit
A Good Housekeeping deposit of £150 will be refunded in full within two weeks of departure providing the cottage is left in the same state as it was found.
"Chapel Cottage was our base for our recent holiday in North Norfolk. It is in the little village of Warham and just a few minutes drive from the town of Wells-Next-to-the-Sea. This delightful cottage had everything we could want (I had to drag my son away from the toys provided), my husband was kept happy as he had wifi and my mum had more than enough books to read. The beds were extremely comfy, and the kitchen was very well equipped. However there is a pub just across the road should you wish not to cook. From the cottage it was easy to reach Morston Quay to watch the Seals, Sherringham park for the easter hunt and wells to enjoy a lovely walk to Holkham beach where we were lucky enough to see the seals from the beach.
